About the Planning Application The planning application is for a 'masterplan', a layout indicating locations of buildings and their use, but not their appearance in detail. The detailed design and appearance of individual buildings will be subject to future planning applications after planning approval has been given to the masterplan. However the application includes a document called the "Design Code" which will provide design guidance and regulations for future architects to work within. Detailed applications for buildings will be forthcoming and will be consulted on. The masterplan includes detailed proposals for pedestrian access points, road layouts, vehicle and parking arrangements and public spaces. This includes, for example, the types of trees and planting being specified, and details of pavement and road materials. Because some parts of the application are described in outline (the buildings) and some in detail (the landscape), the application is described as a "hybrid" planning application. However ALL aspects of the scheme will need to be approved and consulted on by WCC prior to construction. It is important to note that the application includes some drawings and images that are "illustrative". The "illustrative" drawings help to suggest what the buildings or public spaces might look like in the future and sometimes show more detail than is actually being submitted for approval. |
